In the past, apprasers examined sales that occured in the past 6 months.

But because values have been slipping every month over the past several years, they now only look at sales that occurred over the past 3 months.   

That's why we generally only look at sales within the past 90 days. 

However, in the Phoenix Market, prices leveled off during the Summer months, so now we are looking back as far as July 1 for "today" values.  This application is further supported by historical data showing that prices always drop a little during the "holiday" season and bounce back shortly thereafter.

It's also important to examine "Distance To Subject", so use Google Maps if you have to.  It's also important to know the neighborhood.  

For example, a home might be only .15 mi away from the subject, yet across a major arterial road where the neighborhood is really different - That's not a good comp.
